Fly rooms, where real flies are actually used, are in the forefront of biological research efforts today. This 27,000 square foot laboratory renovation, included an advanced fly room, and all new casework, and mechanical, plumbing, and electrical accouterments. The project affected the first, second, and third floors, as well as a sixth floor machine room. The spaces ranged from laboratory, cold room, fly room, administrative offices, conference rooms, lounge areas, and bathrooms.
The primary challenge in this project was that many existing building utilities needed to be upgraded, coordinated, and relocated in conjunction with the new construction. All of this worked had to be performed adjacent to occupied and active laboratory space that could not be disrupted during the construction process.
Special items and finishes included anigre maple casework with wet benches, epoxy tops, and storefront glazing, terrazzo corridor finishes, VCT flooring, epoxy flooring, and ceramic tile. The utilities included air, gas, vacuum, CO2, reverse osmosis water system, and fume hoods. The mechanical system included new exhaust fans, air handling equipment, variable frequency drives, power distribution, variable frequency drive and a sophisticated temperature control package.
